Expectations of Residents
Security & Safety
We want all residents and visitors to feel safe in our home. Please:

Do not let people you do not know follow you into the building.

Ensure the door closes behind you before you continue further into the building.

Don’t be shy to ask those following in behind you to tap their FOB or identify themselves and their unit (even though it can be uncomfortable, we all play a role in ensuring the security of the building and the safety of residents).

Don’t be offended if someone asks you to tap your FOB or identify yourself or your unit when you enter the building behind another resident.
Access
Never leave common doors open and unsupervised, including when you are moving in or out of the property. Wait for the garage door to close behind you before driving off site.
Lock Boxes
Lock boxes are not permitted anywhere on site as these can be easily compromised. When keys are stolen from lock boxes the strata will have to change locks and replace keys for all residents, a costly exercise for the lock box owner.
Deliveries, Mail & Parcels

Mailboxes are located in the lobby and monitored by security systems.

If you wish to opt out of advertising material, please place a circular red sticker (you can buy from a stationery store) on the inside floor at the front of your mail box. This signifies to postal services you do not wish to receive non-addressed mail.

There is a small paper recycling bin next to the mailboxes for discarded envelopes etc. Please do not put anything other than paper into this bin.

Before accepting deliveries please confirm the identity of any individual prior to allowing access via enterphone. If you have difficulty accepting parcels please ask the parcel to be delivered to nearby post offices. They are within a short walk of The Barclay. There is an Amazon locker accessible 24/7 two blocks away at the Whole Foods on Robson Street. This is free of charge and guarantees safe acceptance of parcels. The strata has investigated an on-site Canada Post parcel locker solution and did not proceed.
Fire Doors & Alarms
Please do not obstruct fire doors. We are a wooden building and egress options need to be maintained to ensure safety for all. The building is also equipped with fire alarms. Please leave your unit and exit the building when the fire alarm goes off. You will be alerted to future alarm testing exercises.
Noise
The Barclay is a wood framed building. Please be highly cognisant of this as noise complaints are a common problem. Respect your neighbours and review the bylaws for full details.
New Residents
Welcome! Please take your time to familiarise yourself with our building which has a minimum 30 day rental period and move-in/out fees.
For tenants, this website has high-level information however official bylaws will be provided by your owner/rental property manager. You should be provided with the contact details, including emergency after-hours phone number for the property management company.
New Owners
Congratulations! We are very happy to have you join our community. You will receive a welcome pack shortly with details about the building and contact details for the strata council and property management services. This includes an email address and emergency after-hours phone number. If you do not receive this please contact your realtor ASAP.
You need to signup for the owner's portal HERE. This will provide you with copies of full bylaws and the ability to pay invoices, view notices and review meeting minutes.
Regular strata payments can be automated but please note any non-scheduled invoices (eg: move in fees) must be manually processed.
Noticeboards
Residents may post appropriate information in accordance with bylaws on the noticeboards in the lobby adjacent to the mailboxes. From time to time the Strata council will post information in this location and within the elevator too.
